How Much Have Homes in Los Cabos Golf Communities Appreciated Since 2019?

Karla & Erick | Cabo Realty | Century 21 Paradise Properties

How much have homes in Los Cabos golf communities gone up since 2019? We pulled every closed sale from the Los Cabos MLS in nine golf communities, 1,762 homes and condos from 2019 to 2025, and measured price per square foot of interior space. From 2019–2020 to 2024–2025, houses rose 121% (from $331 to $733 per sq ft, about 17% a year) and condos rose 69% (from $303 to $513 per sq ft, about 11% a year). Both are far above the “3% to 5% a year” you often read online. Here is the real data, community by community, for buyers from California, Texas and Arizona.

Houses / condos, 2025 vs 2024: prices have leveled off

We use price per square foot instead of the average sale price because the mix of homes that sells changes every year. In 2021, for example, more than 30 brand-new oceanfront condos in Querencia closed at around $2.7 million each, which would make any “average price” jump. Price per square foot of resale homes shows what the same space is really worth from one year to the next.

⛳ Appreciation by Golf Community

Median price per square foot of interior space, resale homes only (pre-construction deliveries excluded):

Community Type 2019–2020 2024–2025 Change
Quivira Houses $293 $681 +133%
Pedregal Houses $260 $594 +129%
Palmilla Condos $377 $805 +114%
Club Campestre Houses $238 $490 +106%
Palmilla Houses $772 $1,466 +90%
Puerto Los Cabos Houses $376 $682 +81%
Quivira Condos $309 $489 +58%
Pedregal Condos $252 $359 +42%

Some communities did not have enough resales in 2019–2020 to measure fairly, so we compare them from 2021–2022, right after the pandemic boom started:

Community Type 2021–2022 2024–2025 Change
Club Campestre Condos $289 $534 +85%
Querencia Houses $598 $969 +62%
Diamante Houses $569 $813 +43%
Cabo Real Condos $437 $590 +35%

Cabo del Sol also rose strongly, but it had too few resales in each period to publish a reliable percentage.

📅 Year by Year, Community by Community

Median price per square foot of resale homes for every year from 2019 to 2025. A dash means that community had fewer than 5 resales that year, too few to publish a fair number.

Community Type 2019 2020 2021 2022 2023 2024 2025
Palmilla Houses $781 $756 $873 $814 $1,068 $1,303 $1,505
Palmilla Condos $406 — $300 $560 $898 $759 $879
Querencia Houses — — $578 $656 $921 $955 $1,024
Diamante Houses — — $526 $666 $658 $839 $746
Quivira Houses $286 $293 $342 $391 $642 $677 $750
Quivira Condos $307 $344 $321 $383 $481 $505 $483
Puerto Los Cabos Houses $428 — $388 $506 $608 $651 $771
Pedregal Houses $237 $268 $311 $434 $573 $562 $616
Pedregal Condos $235 $272 $321 $319 $410 $347 $394
Club Campestre Houses $255 — $236 $291 $487 $583 $482
Club Campestre Condos — — — $315 $358 $487 $575

Why are the headline figures above based on two-year periods? Because one year can have only 5 to 10 resales in a community, and a single large oceanfront villa can move that year’s number a lot. Look at Club Campestre houses: $487 in 2023, $583 in 2024 and $482 in 2025. Combining two years smooths out those swings and shows the real trend. In 2019, Club Campestre condos are left blank because most of the sales that year were pre-construction deliveries priced years earlier.

🦠 Before COVID vs. Today

The story of the last seven years has three parts:

  • 2019–2020, the starting point. 141 sales in 2019 and only 90 in 2020, when travel stopped. Houses in these communities sold for around $300–$375 per sq ft.
  • 2021–2023, the boom. Remote work and U.S. buyers looking for space and sun pushed sales to 380 in 2021, 353 in 2022 and 342 in 2023. Prices per sq ft climbed every single year.
  • 2024–2025, the plateau. Sales returned to 228 a year. House prices still rose about 4% from 2024 to 2025, while condo prices were flat (−2%). Prices did not fall back; they stopped climbing as fast.

That plateau is good news for buyers today: you have more room to negotiate than in 2021–2022. See how much buyers are offering below list price in each community, and the latest numbers in our Los Cabos market report.

🏡 What This Means If You Are Buying

  • Houses have outperformed condos. Land is limited inside gated golf communities, and buyers paid up for private homes with space and views.
  • Entry-level golf communities grew fastest in percentage. Club Campestre, Quivira and Pedregal started lower and roughly doubled per sq ft.
  • Palmilla is the most expensive and still rose 90%. At $1,466 per sq ft, Palmilla houses are the benchmark of the corridor.
  • Past appreciation does not guarantee the future. The 2021–2023 boom was unusual. Today the market is calmer, so buy for how you want to live and for the long term.

How we calculated this: 1,762 closed sales of houses and condos in the Los Cabos MLS (Flexmls) with a closing date between January 1, 2019 and December 31, 2025, in Palmilla, Querencia, Quivira, Pedregal, Club Campestre, Puerto Los Cabos, Diamante, Cabo del Sol and Cabo Real. Every year’s count was checked against the MLS total. Price per square foot is the sold price divided by interior (air-conditioned) square feet; records with missing or implausible square footage were excluded. To leave out pre-construction deliveries, whose price was agreed years earlier, we used only listings entered in the MLS within about a year of closing. Figures are medians. Two-year periods are combined so each community has enough sales; percentages are shown only when each period has at least 8 sales. Changes are in U.S. dollars and not adjusted for inflation. The homes that sell each year are different, so these figures show the trend of the market, not the value of any one property.
