🏡 Budget by Budget

Under $500,000

The most active part of the market: 233 sales, with a median of $265,000. Expect about 1,060 square feet of interior space and 2 bedrooms, mostly in condos (71%). Only about 1 in 4 had an ocean view. Most were in and around Cabo San Lucas, in neighborhoods like El Tezal, and in San José del Cabo, outside the gated golf communities.

$500,000 to $1 million

104 sales, with a median of $699,500. This is where the ocean view becomes the norm (71%) and where you can enter gated golf communities: Quivira and Club Campestre together had 23 sales in this range. Expect about 1,700 square feet of interior space and 3 bedrooms; condos typically had about 1,600 square feet and homes about 2,400.

$1 million to $2 million

56 sales, with a median of $1,560,000 and about 2,230 square feet of interior space. Club Campestre led this range with 18 sales, followed by beachfront condos in San José del Cabo and Quivira. Nearly 9 in 10 had an ocean view, and 1 in 5 was oceanfront.

$2 million to $5 million

38 sales, with a median of $3,250,000. Here most buyers choose a home over a condo (79% were homes), with about 3,800 square feet of interior space and 4 bedrooms. The top communities were Querencia and Palmilla (6 sales each), followed by Quivira, Club Campestre, Pedregal and Cabo del Sol.

$5 million and up

21 sales, with a median of $8,100,000. Almost all were homes, with about 7,100 square feet of interior space and 6 bedrooms, and 95% had an ocean view. Palmilla alone had 8 of the 21 sales, and the rest were in Querencia, Cabo del Sol, Quivira, Pedregal and Puerto Los Cabos.

💡 Tip from Karla & Erick: In Los Cabos, the view and the community change the price more than the square footage. Two homes of the same size can be $1 million apart because one faces the ocean and the other faces the mountain. Decide first which community and view you want, then see how much space your budget buys there.

📐 Interior Space vs. Total Construction

In the U.S., the square footage usually means interior living space. In Los Cabos, MLS listings often show the total construction, which includes covered terraces. Because terraces are a big part of a Cabo home, the total can be much larger: the typical home that sold around $1 million had about 1,760 square feet inside but about 2,160 square feet in total. Always ask for the interior (air-conditioned) area when you compare a Cabo home with one in the U.S.

Homes and condos in our communities are priced in U.S. dollars. Remember to budget for closing costs and the yearly costs of owning. See Understanding Closing Costs When Buying in Mexico and the latest numbers in our Los Cabos Real Estate Market Report Q3 2026.
