📅 Year by Year

Median sold price of all closed sales, golf communities vs. the rest of Cabo San Lucas, San José del Cabo and the Corridor:

Median sold price 2019 2020 2021 2022 2023 2024 2025
Golf communities, houses $1.41M $1.15M $2.02M $2.30M $2.50M $3.20M $3.30M
Rest of Cabo, houses $210K $259K $340K $324K $383K $438K $399K
Golf communities, condos $425K $445K $540K $600K $753K $775K $810K
Rest of Cabo, condos $235K $220K $225K $257K $349K $349K $365K

Three things stand out:

  • Golf communities fell harder in 2020, then recovered much faster. In the first pandemic year the median golf house dropped from $1.41 million to $1.15 million, because almost no luxury buyers could travel. By 2021 it was at $2.02 million, 44% above 2019.
  • The boom was a luxury boom. From 2020 to 2024, the median golf house almost tripled, while the median house in the rest of Cabo rose about 70%. Remote workers and U.S. buyers looking for space, security and amenities went straight to gated golf communities.
  • In 2025, golf communities held up better. The median golf house still rose about 3%, while the median house in the rest of Cabo fell about 9%.

⛳ Why Golf Communities Appreciate Faster

  • Land that cannot be repeated. Oceanfront golf courses, private beaches and marinas take thousands of acres. Once a community like Palmilla or Querencia is built out, no one can build another one next to it.
  • Buyers who do not depend on local credit. Most homes in these communities are bought in cash by U.S. and Canadian buyers, so local interest rates and the peso have less effect on prices.
  • Security, services and brands. 24/7 gated security, beach clubs, and residences managed by brands like Four Seasons, St. Regis, One&Only and Rosewood keep demand strong for second homes and vacation rentals.
  • A small, protected inventory. In 2025, only 228 homes and condos sold in these nine communities, compared with more than 700 in the rest of Cabo San Lucas, San José del Cabo and the Corridor.

⚖️ Is the Rest of Cabo a Bad Investment?

No. Rising 89% in about five years is a strong result in any market, and the rest of Cabo has much lower entry prices: the median house sold for under $430,000 in 2024–2025. It is a different market, mostly local families, long-term rentals and first second homes. If your budget is under $500,000, or you want a rental near town, it can make sense. If you want the highest long-term appreciation and the lifestyle of golf, beach clubs and security, golf communities have outperformed.

Today prices in both markets have calmed down, which gives buyers more room to negotiate. See how much buyers are paying below list price in each golf community, and the latest numbers in our Los Cabos market report.

❓ Frequently Asked Questions

Do golf community homes in Cabo hold their value better?

Based on MLS closed sales, yes. From 2019–2020 to 2024–2025, the median golf community house rose 174% and the median condo 84%, compared with 89% and 53% in the rest of Cabo. In 2025 golf community house prices still rose about 3% while the rest of Cabo fell about 9%.

Is Cabo real estate a good investment?

Over the last five years, yes: home prices rose strongly both inside and outside golf communities. Prices have leveled off since 2024, so today it works best as a long-term investment, especially in gated golf communities with limited land.

What is the best neighborhood to live in Cabo San Lucas?

It depends on your budget and lifestyle. For golf, security and ocean views, buyers choose Diamante, Quivira, Pedregal and Cabo del Sol near Cabo San Lucas, or Palmilla, Querencia, Club Campestre and Puerto Los Cabos near San José del Cabo.

How much is a house in Cabo outside a golf community?

In 2025, the median house sold outside these nine golf communities in Cabo San Lucas, San José del Cabo and the Corridor closed at $399,000, and the median condo at $365,000.

Why are golf community homes so much more expensive?

Limited oceanfront land, private golf and beach clubs, 24/7 security and luxury hotel brands. The median golf community house sold for $3.3 million in 2025, about eight times the median in the rest of Cabo.

How we calculated this: Closed sales of houses and condos in the Los Cabos MLS (Flexmls) with a closing date between January 1, 2019 and December 31, 2025. “Golf communities” means 1,762 sales in Palmilla, Querencia, Quivira, Pedregal, Club Campestre, Puerto Los Cabos, Diamante, Cabo del Sol and Cabo Real. “The rest of Cabo” means every other closed sale in the MLS zones of Cabo San Lucas, San José del Cabo, the Cabo Corridor and the San José Corridor (5,750 sales); the Pacific side, the East Cape, La Paz and Loreto are not included. Both groups are measured the same way: the median sold price of all closed sales, including new construction. Two-year periods (2019–2020 and 2024–2025) are combined to reduce year-to-year swings. Changes are in U.S. dollars and not adjusted for inflation. The mix of homes sold changes every year, so these figures show market trends, not the value of any one property.
