House or Condo in Los Cabos? What MLS Data Shows for U.S. Buyers

Karla & Erick | Cabo Realty | Century 21 Paradise Properties

Should you buy a house or a condo in Los Cabos? Based on 1,932 closed MLS sales in nine Los Cabos golf communities from 2019 to October 2026, houses have appreciated much faster: their price per square foot rose 133%, compared with 66% for condos. And the gap is still growing: so far in 2026, houses kept rising while condos dipped. Condos are the easier way in, with a median price of about $871,000 versus $3.37 million for a house in 2025–2026, and they sell closer to their asking price. Here is how houses and condos compare, neighborhood by neighborhood, for buyers from California, Texas and Arizona.

📈 Price per Square Foot, Year by Year

Median resale price per square foot of interior living space in the nine golf communities (houses vs condos):

2019 — houses $376 · condos $307

2020 — houses $301 · condos $293

2021 — houses $501 · condos $343

2022 — houses $572 · condos $374

2023 — houses $648 · condos $465

2024 — houses $712 · condos $519

2025 — houses $743 · condos $511

2026* — houses $799 · condos $475

* 2026: January 1 to October 31.

Both fell or stayed flat in 2020, then climbed. From 2021 the gap opened: houses went from about $500 to $799 per square foot, while condos went from about $340 to a peak of $519 in 2024. So far in 2026, houses are up about 8% over 2025, while condos are down about 7%. In 2019–2020 the median golf community house cost about 2.8 times the median condo. In 2025–2026 it cost almost 4 times as much.

🏡 House or Condo, Neighborhood by Neighborhood

Closed sales from January 2025 to October 2026. Price per square foot is for resales of interior living space:

Neighborhood Median condo Condo $/sq ft Median house House $/sq ft
Club Campestre $906,750 $528 $1,150,000 $501
Quivira $765,000 $481 $3,234,000 $750
Pedregal $580,000 $389 $2,549,500 $634
Palmilla $1,100,000 $816 $6,100,000 $1,535
All nine golf communities $870,750 $503 $3,370,000 $772

Club Campestre is the exception: its condos cost a little more per square foot than its houses, likely because many of its condos are in newer buildings with ocean views and amenities. In Quivira, Pedregal and Palmilla, houses cost much more per square foot than condos.

Querencia, Diamante, Cabo del Sol, Cabo Real and Puerto Los Cabos had too few condo or house resales in one of the two groups to compare them fairly.

💰 Which Appreciated More?

Change in resale price per square foot, 2019–2020 vs 2025–2026:

  • Quivira: houses +156%, condos +56%
  • Pedregal: houses +144%, condos +54%
  • Palmilla: houses +99%, condos +116%
  • All nine golf communities: houses +133%, condos +66%

Palmilla is the one place where condos beat houses. The same pattern shows up outside the golf communities: from 2019–2020 to 2024–2025, the median house in the rest of Cabo San Lucas, San José del Cabo and the Corridor rose 89% and the median condo 53%. See how much homes in each golf community have appreciated since 2019.

⚖️ What Else Changes Between a House and a Condo

  • Room to negotiate. In resales over $1 million from July 2025 to October 2026, condos closed at 93.3% of their original price and houses at 87.8%. Houses give you more room to negotiate. See how much buyers are paying below list price.
  • Cash vs. financing. 78% of houses were paid in cash, compared with 59% of condos. See how foreign buyers actually paid.
  • HOA dues. They depend more on the building than on the type. In our recent sales data, typical monthly dues were about $670 for condos and $310 for houses in Club Campestre, $550 and $600 in Quivira, and $390 and $360 in Pedregal.
  • Lock and leave. A condo is easier to close and leave for months, with the building taking care of security, pools and gardens. A house gives you privacy, space and a private pool, but you need someone to look after it when you are away.

💡 Tip from Karla & Erick: If you will use the home a few weeks a year and want an easy way in, start with a condo in a golf community, and use today’s softer condo prices to negotiate. If you plan to spend long seasons here or retire in Cabo, and your budget allows it, a house has been the stronger long-term investment.

❓ Frequently Asked Questions

Is it better to buy a house or a condo in Los Cabos?

It depends on your budget and how you will use it. Since 2019–2020, houses in Los Cabos golf communities appreciated more (+133% per square foot vs +66% for condos), but condos cost much less to buy, are easier to maintain from far away and sell closer to their asking price.

What is the average cost of a condo in Cabo San Lucas?

From January to October 2026, the median condo sold in the MLS zone of Cabo San Lucas closed at $257,500, based on 96 sales; in 2025 it was $310,000. Inside the golf communities the median condo sold for about $871,000 in 2025–2026.

How much is a house in a Los Cabos golf community?

The median house in the nine golf communities sold for about $3.48 million from January to October 2026. Club Campestre had the most affordable houses (median about $1.15 million in 2025–2026), and Palmilla the most expensive (about $6.1 million).

Can Americans buy real estate in Cabo San Lucas?

Yes. Americans can own homes and condos in Los Cabos through a fideicomiso, a bank trust required for foreigners near the coast, which gives you full rights to use, rent, sell or pass on the property. Our free Buyer Guide explains the steps.

Is Cabo real estate a good investment?

Over the long term, yes: in the golf communities, houses rose 133% and condos 66% per square foot since 2019–2020. In 2026 house prices are still rising while condo prices have softened, so today it works best as a long-term investment.

How we calculated this: 1,932 closed sales of houses and condos from January 1, 2019 to October 31, 2026 in the Los Cabos MLS (Flexmls), in Palmilla, Querencia, Quivira, Pedregal, Club Campestre, Puerto Los Cabos, Diamante, Cabo del Sol and Cabo Real. 2026 includes sales through October 31 only. Median prices include all closed sales. Price per square foot uses the interior (air-conditioned) area and resales only, to leave out pre-construction sales; listings with missing or clearly wrong areas were excluded. Periods of two years (2019–2020 and 2025–2026) are combined to reduce year-to-year swings, and neighborhood comparisons need at least 8 resales of each type. Club Campestre condos are not compared with 2019–2020 because pre-construction sales distort that period. Negotiation, payment and HOA figures come from closed sales from July 2025 to October 2026. Cabo San Lucas condo prices: closed condo sales in the MLS zone of Cabo San Lucas. Changes are in U.S. dollars and not adjusted for inflation.
