Which side of Los Cabos is better to live on, the Pacific or the Sea of Cortez? It depends on what you want to see from your terrace every day. The Pacific side, home to Quivira and Diamante, gives you the open ocean, big waves and the sun setting into the water. The Sea of Cortez side, home to Palmilla, Querencia, Cabo Real, Cabo del Sol and San José del Cabo, gives you calmer water, swimmable beaches and shorter drives to the airport. And there is a price difference most buyers don’t expect: in real MLS sales, an ocean-view home in Quivira sold for about $564 per square foot, while one in Palmilla sold for about $1,432. Here is how daily life really changes from one side to the other, for buyers from California, Texas and Arizona.

The Pacific side starts right where Cabo San Lucas ends. Quivira sits on the cliffs closest to town, a few minutes from the marina, restaurants and El Médano. Diamante sits a little farther north, with its own golf courses, sand dunes and a crystal lagoon, so residents can swim even though the Pacific beach isn’t safe for it. Learn more in Crystal Lagoons at Diamante.
This side is for buyers who want the drama: the endless horizon, whales passing in winter, the sound of the waves at night and a sunset over the water from the terrace almost every evening. If you are deciding between the two Pacific communities, read Diamante vs Quivira.
The Sea of Cortez side covers the Tourist Corridor between Cabo San Lucas and San José del Cabo, plus San José itself. This is where you can walk from the sand straight into calm water, snorkel in the coves and take the grandkids to the beach. It is also where most of the wealthiest gated communities are: Palmilla, Querencia, Cabo Real and Cabo del Sol in the corridor, and Club Campestre and Puerto Los Cabos in San José del Cabo.
Being in the middle also makes daily life easier: hospitals, schools, Costco and both towns are within a short drive, and the communities closer to San José are the closest to the international airport.
Median sold price per square foot of interior space for ocean-view homes and condos, from real MLS sales from July to September of 2025 and 2026:
The Sea of Cortez side commands the highest prices, mostly because of its swimmable beaches and its most exclusive communities. On the Pacific side, an ocean view in Quivira sold for less than half the price per square foot of one in Palmilla. If the view and the sunset matter more to you than swimming in the ocean, the Pacific side gives you more ocean for your money. See the full numbers in our Los Cabos Real Estate Market Report Q3 2026.
💡 Tip from Karla & Erick: Visit both sides at three times of day before you decide: in the morning, in the afternoon breeze and at sunset. Then spend a night if you can. Some buyers fall in love with the sound of the Pacific surf; others find it too loud to sleep. Homes close to the ocean on either side also need more maintenance because of the salt air, so budget for it.

Neither is better for everyone. The Pacific side is best for sunsets, open-ocean views and value; the Sea of Cortez side is best for swimmable beaches, calmer water and quicker access to the airport.
Generally no. The Pacific side has strong waves and currents, so its beaches are for walking and watching the surf. Diamante has a crystal lagoon for residents, and El Médano in Cabo San Lucas is a few minutes away.
For ocean views, often yes. In our MLS data, ocean-view homes and condos in Quivira sold for about $564 per square foot, compared with about $1,432 in Palmilla and $1,034 in Querencia.
The Pacific side. It faces west, so the sun sets directly into the ocean. On the Sea of Cortez side, you get sunrises and morning light over the water instead.
