Choosing where to live in Los Cabos is the most important decision you will make here. Every neighborhood has its own personality: some are built around a private golf club, others around a marina, a swimmable beach or the energy of downtown Cabo San Lucas. Prices change a lot too, from condos under $400,000 to oceanfront estates near $30 million.

Querencia is the only community where golf is reserved for owners, with two Tom Fazio courses and a private beach palapa at El Acapulquito. For private golf with the ocean at your feet, the Cove Club in Cabo del Sol is the other top choice.
Most of the Pacific side has strong surf. Palmilla and Cabo del Sol have calm, swimmable beaches inside the community, and in Puerto Los Cabos you can swim at La Playita.
Club Campestre feels like a real neighborhood, with families living full time, close to schools, hospitals and shopping in San José del Cabo, and prices that work for more budgets.
Pedregal is the only community where the marina, restaurants and nightlife of Cabo San Lucas are just minutes away. It also has the most listings and the lowest price per square foot of the group.
These three have the most options under $1 million. In Pedregal, every condo for sale is under $1 million.
Pedregal has 44 lots, Club Campestre has 27 from $225,000, and Puerto Los Cabos has 11 lots under $1 million in a marina and golf community.
Puerto Los Cabos has its own marina inside the community, plus large family homes, most with 5 bedrooms or more.
Palmilla has 4 oceanfront homes from about $18 million, and the West Enclave in Puerto Los Cabos has oceanfront estates up to $29.95 million.
Almost everything for sale here is finished, furnished and ready to use or rent, with resorts like Four Seasons, Park Hyatt and Las Ventanas next door.
It depends on your lifestyle. For private golf, Querencia. For a swimmable beach, Palmilla or Cabo del Sol. For families, Club Campestre. For walking to town, Pedregal. For boating, Puerto Los Cabos.
Based on price per square foot, Cabo Real (because of Las Ventanas), Palmilla and Querencia are the most expensive. Querencia and the Cove Club in Cabo del Sol are the most private.
Pedregal and Club Campestre have the lowest price per square foot, around $500, and the most options under $1 million.
Palmilla and Cabo del Sol have swimmable beaches. In Puerto Los Cabos you can swim at La Playita, and Querencia owners have a beach palapa at El Acapulquito.
