How much more do you pay for an ocean view in Los Cabos? Based on real MLS sales, an ocean-view condo sold for about 40% to 48% more per square foot than a condo with no view in the same community. Across the whole market the gap looks even bigger: ocean-view homes sold for about $459 per square foot of interior space, nearly double the $242 of homes with no ocean or golf view, because ocean-view homes are also in pricier communities. Oceanfront is another level, at about $855 per square foot, and golf course views sat in between, at about $388. These numbers come from 452 closed sales in Los Cabos from July to September of 2025 and 2026, explained for buyers from California, Texas and Arizona.
📘 Free Los Cabos Buyer Guide
The 8 essential steps to buy safely in Los Cabos as a U.S. buyer, from the fideicomiso to closing.
| 40–48% Ocean view premium for a condo in the same community |
~1.9x Oceanfront vs. ocean view |
| ~3.5x Oceanfront vs. no ocean or golf view |
~1.9x Ocean view vs. no view, whole market |
Median sold price per square foot of interior (air-conditioned) space, homes and condos together, across the whole market:
The ocean view is what U.S. buyers pay for most in Los Cabos. Being right on the water is a different market altogether: there are few oceanfront homes, and many of the oceanfront sales in our data were beachfront condos in San José del Cabo.
The fairest way to measure the view is inside the same community, where the location, amenities and HOA are the same. These are the communities with enough condo sales with and without an ocean view (median price per square foot of interior space):
| Community (condos) | No View | Ocean View | Ocean View Premium |
|---|---|---|---|
| Quivira | ~$363 | ~$537 | +48% |
| El Tezal (East) | ~$253 | ~$373 | +47% |
| FONATUR Golf & Hills | ~$282 | ~$399 | +41% |
| El Tezal (West) | ~$252 | ~$351 | +39% |
| Saddles / Sunset Beach Rd. | ~$242 | ~$214 | −12% |
In most communities, the ocean view added about 40% to 48% per square foot. The exception was Saddles/Sunset Beach Road, where the ocean-view condos that sold were not more expensive, a reminder that the age and condition of the building also matter.
Across the whole market, the gap between views is even bigger for homes than for condos:
| View | Condos | Homes |
|---|---|---|
| Oceanfront | ~$838 per sq ft | ~$1,111 per sq ft |
| Ocean view | ~$428 per sq ft | ~$584 per sq ft |
| No ocean or golf view | ~$258 per sq ft | ~$200 per sq ft |
A quick example with those market-wide medians: a typical 2,000 square foot condo in Los Cabos sold for about this much depending on its view (an estimate to show the difference, not an appraisal):
| Typical 2,000 sq ft condo | Estimated Price |
|---|---|
| No ocean or golf view | ~$516,000 |
| Ocean view | ~$856,000 |
| Oceanfront | ~$1,676,000 |
Golf course views sold for about $388 per square foot, about 1.6 times a home with no ocean or golf view. Most golf-view sales in our data were condos, and most were in the FONATUR golf area of San José del Cabo. In private golf communities like Querencia, Palmilla and Diamante, many homes have both golf and ocean views, and buyers pay for the ocean first.
An ocean view does not cost the same everywhere. Median price per square foot for ocean-view homes and condos by community:
An ocean view in Palmilla sold for about four times the price per square foot of an ocean view in El Tezal. You are paying for the view and for the community: security, golf, beach access and who your neighbors are. See the latest numbers for each community in our Los Cabos Real Estate Market Report Q3 2026.
💡 Tip from Karla & Erick: If you pay for a view, make sure you keep it. Before you buy, check what can be built on the lots below or in front of you and what height limits the HOA rules allow. A view that can be blocked by a future home is not worth the full premium.
In the same community, an ocean-view condo sold for about 40% to 48% more per square foot than one with no view. Across the whole market, ocean-view homes and condos sold for about $459 per square foot of interior space, nearly double the roughly $242 of homes with no ocean or golf view.
Oceanfront homes and condos sold for a median of about $855 per square foot of interior space, almost twice the price of an ocean view. Oceanfront homes, not condos, sold for about $1,111 per square foot.
Golf views sold for about 1.6 times homes with no ocean or golf view. In private golf communities, the most valuable homes usually have both golf and ocean views.
Yes. Ocean-view homes and condos in El Tezal, in Cabo San Lucas, sold for about $348 per square foot, compared with about $1,432 in Palmilla.
Looking for the right view for your budget?
We help buyers from California, Texas and Arizona compare ocean, golf and oceanfront homes in Palmilla, Querencia, Cabo del Sol, Cabo Real, Pedregal, Quivira, Diamante, Club Campestre and Puerto Los Cabos.
How we calculated this: 452 closed residential sales (homes and condos) in the Los Cabos MLS (Flexmls) with a sold date from July 1 to September 30 of 2025 and 2026, in the MLS zones of Cabo San Lucas, Cabo Corridor, San José Corridor and San José del Cabo, plus the Pacific South area. View is the primary view reported in the listing. “No ocean or golf view” groups listings whose primary view was local, city, mountain or territory. Price per square foot is the median of each sale’s price divided by its interior (air-conditioned) area. Community figures include only communities with at least 6 ocean-view sales; the same-community comparison includes only communities with at least 4 condo sales with and without an ocean view.
