Condo Prices by Floor in Los Cabos: Is a Higher Floor Worth It?

Karla & Erick | Cabo Realty | Century 21 Paradise Properties

Back home in California, Texas or Arizona, the rule seems simple: the higher the floor, the higher the price. So when a developer in Los Cabos asks you for tens of thousands more for the penthouse, it feels normal. But what if you’re paying a premium the market doesn’t pay back when you sell? And what if the cheapest unit in the building is the one nobody tells you about? We compared condos that sold in the same buildings, at the exact same size, floor by floor, using the Los Cabos MLS. The answer is not what Google tells you.

🏙️ The Short Answer: It Depends on the Type of Building

In Los Cabos, “higher costs more” is only true in one type of building. Here’s what the MLS shows in the three types you’ll find in our neighborhoods:

  • Low-rise golf buildings (2 to 3 floors): the ground floor and the penthouse sell for more. The middle floor is the cheapest.
  • Towers (6 floors or more): the price goes up with every floor, because the view gets better.
  • Luxury residences on the beach: the floor barely changes the price, and sometimes the ground floor is the most expensive.

How we compared: we only compared units in the same project and of the exact same size, so the difference comes from the floor, not from a bigger unit. Closed sales from January 2023 to October 2026, Los Cabos MLS.

⛳ Low-Rise Golf Buildings: The Middle Floor Is the Best Deal

In 3-floor buildings in Club Campestre, the ground floor usually comes with a private garden or plunge pool, and the penthouse with a rooftop terrace. The middle floor has neither, and the price shows it.

Building (Club Campestre) Ground Floor 2nd Floor Penthouse
Costarena, 1,829 sq ft $650K (7 sales) $555K (7 sales) $759K (7 sales)
Larena, 2,232 sq ft $1.80M (5 sales) $1.64M (3 sales) $1.84M (6 sales)
Costarena, 1,455 sq ft $545K (3 sales) $405K (5 sales) $489K (1 sale)
  • The same condo on the 2nd floor sold for 9% to 27% less than on the ground floor or in the penthouse.
  • At Costarena, that’s about $95,000 less than the ground floor and $200,000 less than the penthouse for the same 1,829 sq ft.
  • Most of these were pre-construction sales, so they reflect the price list the developer set for each floor.

🏢 Towers in Pedregal: Here, Higher Does Cost More

In a tower, each floor up means a wider view of the ocean and the arch, and buyers pay for it.

Montemar (Pedregal), 1,237 sq ft Sold Price
5th floor $590K
6th floor $610K
7th floor $650K
8th floor $725K (2 sales)

From the 5th to the 8th floor, the same unit sold for about 23% more. If you’re buying in a tower, the upper floors are worth paying for, as long as the view in front of you can’t be blocked by a future building.

🌊 Luxury Residences on the Beach: You Pay for the View, Not the Floor

In low, oceanfront luxury residences, every floor already has the ocean in front, so the floor matters much less.

Building Neighborhood What Sold, Same Size
St. Regis Residences, 3,701 sq ft Quivira 2nd floor $3.63M, 3rd floor $3.59M, 4th floor $3.75M. Less than 5% apart.
Las Ventanas, 3,595 sq ft Cabo Real Ground floor $3.50M (5 sales), the highest. Upper floors $2.90M to $3.35M.
Ocean Club Residences, 2,283 sq ft Diamante Beach level $1.30M, 2nd floor $1.39M, 3rd floor $1.40M. About 8% apart.

On the beach, the ground floor can be the most valuable unit, because you walk straight from your terrace to the sand. Don’t assume the top floor is the better investment.

💡 Tip from Karla & Erick: Before you pay extra for a floor, ask what the same unit sold for on the other floors of that building. If the difference is bigger than what the MLS shows, that’s room to negotiate. See How Much to Offer in Los Cabos.

⚖️ Which Floor Fits You?

If You… Consider
Want the best price for the same space The middle floor in a low-rise golf building.
Have pets, kids or don’t like stairs The ground floor, with a garden or a pool and no elevator needed.
Want privacy and a rooftop for sunsets The penthouse in a low-rise building.
Want the widest ocean view An upper floor in a tower, where height adds view and value.
Want to walk to the beach The ground floor in an oceanfront residence.

🔍 Before You Choose a Floor: Your Checklist

☐ Elevator. Some low-rise buildings don’t have one. Carrying groceries and luggage to a 3rd-floor penthouse every visit gets old fast.

☐ Rooftop terrace. Confirm in writing that the roof is private and part of your unit, not a common area.

☐ Private garden or pool. On the ground floor, ask whether it’s yours or an area you’re only allowed to use, and who maintains it.

☐ Noise. Check what’s right below or next to the unit: the common pool, the parking or the road.

☐ The view in front. Find out what can be built in front of you. A great view from the 2nd floor can disappear with a new building.

☐ HOA fees. Some buildings charge more for penthouses or larger terraces.

❓ Frequently Asked Questions

Is a higher floor worth it in Los Cabos?

In towers, usually yes: in Montemar (Pedregal), the same unit sold for about 23% more on the 8th floor than on the 5th. In low-rise golf buildings, not necessarily: in Club Campestre, the middle floor sold for 9% to 27% less than the ground floor or the penthouse.

Are penthouses in Los Cabos more expensive?

In low-rise golf buildings, yes. At Costarena (Club Campestre), the 1,829 sq ft penthouse sold for a median of $759K, compared with $650K on the ground floor and $555K on the 2nd floor.

Is a ground floor condo a good buy in Los Cabos?

It can be. In Club Campestre, ground-floor units sold for more than the 2nd floor because of their private gardens and pools, and on the beach, the ground floor of Las Ventanas (Cabo Real) was the highest-priced floor.

Which floor is the cheapest in a Los Cabos condo building?

In 3-floor golf buildings, the middle floor. At Costarena, the same 1,829 sq ft unit sold for a median of $555K on the 2nd floor, versus $650K on the ground floor and $759K in the penthouse.

Does the floor matter in oceanfront luxury residences?

Much less. At the St. Regis Residences in Quivira, the same 3,701 sq ft unit sold within 5% across the 2nd, 3rd and 4th floors.
