Should You Buy a Furnished Home in Los Cabos? What the MLS Shows

Karla & Erick | Cabo Realty | Century 21 Paradise Properties

You fly in from California, Texas or Arizona, you walk into a condo with an ocean view, and the listing says “sold furnished, turnkey.” It sounds like a bonus. But then the doubts start: Are you paying extra for someone else’s used sofas and dishes? Would it be cheaper to buy it empty and furnish it your way? And what exactly stays when you get the keys? We pulled every home and condo sale in our Los Cabos neighborhoods from the MLS to answer it with real numbers, not opinions.

🛋️ In Los Cabos, Furnished Is the Normal Way to Sell

If you’re used to buying in Los Angeles, Dallas or Scottsdale, an empty house is normal. In Los Cabos it’s the opposite. Most owners here are second-home owners and investors, and when they sell, they usually leave the furniture.

Resale Homes Sold Furnished Unfurnished % Furnished
Condos 249 25 91%
Houses 263 34 89%

What this means for you: when you buy a resale home or condo in our neighborhoods, it will almost always come furnished. Furniture is what buyers expect here, not a special extra, so don’t let it be used as a reason to pay more.

🏗️ “Unfurnished” Usually Means “New from the Developer”

Of the 213 condos that sold unfurnished in these neighborhoods, 187 were pre-construction. Developers usually deliver new units empty, and the buyer furnishes them. Unfurnished houses follow the same pattern: most of them were new builds or pre-construction.

  • If you buy new, plan for the cost and the time of furnishing a home from the U.S. Ask the developer in writing whether it offers a furniture package and what it includes.
  • If you buy a resale, expect it furnished, and focus on the condition and the inventory, not on the furniture as a selling point.
  • Partly furnished is rare: only 14 condos and 17 houses sold that way. Ask exactly what stays and what goes.

💰 Does Furniture Raise the Price? What the Same Projects Show

To compare fairly, we looked at resale condos in the same projects, furnished against unfurnished:

Project Neighborhood Furnished $/sq ft Unfurnished $/sq ft
Mavila Quivira $351 (15 sales) $452 (7 sales)
Cora Club Campestre $425 (5 sales) $342 (2 sales)
  • At Mavila, the unfurnished condos sold for more per sq ft, not less. But they were smaller (about 1,110 sq ft vs 1,260) and newer, and smaller units usually cost more per sq ft.
  • At Cora, the furnished condos sold for more per sq ft and faster, a median of 127 days on the market. But only 2 unfurnished units sold there.
  • The honest answer: the MLS doesn’t show a consistent price premium for furniture in Los Cabos. Location, view, size and condition move the price far more than the sofa does.

💡 Tip from Karla & Erick: Compare the price with similar homes that sold in the same neighborhood, furnished or not. If the seller says the furniture is worth a lot, that’s a point to negotiate, not a reason to accept the price. See How Much to Offer in Los Cabos.

⚖️ Furnished or Unfurnished: Which One Fits You?

If You… Consider
Want to use or rent the home right after closing Furnished. You avoid months of shopping, shipping and installing from the U.S.
Live in the U.S. and can’t be in Cabo for weeks Furnished. Furnishing a home from far away takes time and someone on the ground.
Have a very specific style in mind Unfurnished, or furnished at a lower price, so you can replace what you don’t like.
Are buying new from a developer Expect it unfurnished. Budget for furniture from the start.

📝 What “Furnished” Means in Los Cabos (and What to Put in Writing)

“Furnished” can mean very different things from one listing to the next. It can be beds and a sofa, or everything down to the towels, art and golf cart. What you see in the photos is not a promise.

☐ A detailed inventory list attached to the purchase offer and the contract, room by room.

☐ Appliances and electronics included, with brand and condition if possible.

☐ Art, decor, kitchenware and linens: say clearly whether they stay.

☐ Golf cart, outdoor furniture and grill, if the home has them.

☐ Anything that doesn’t belong to the seller. Ask whether any item belongs to a rental program or a third party.

☐ A final walkthrough before closing to check that everything on the list is still there and in the same condition.

Does furniture increase a home’s price in Los Cabos?

Not in a consistent way. In the MLS, the same projects show different results: at Mavila (Quivira) unfurnished condos sold for more per sq ft, and at Cora (Club Campestre) furnished condos did. Location, view, size and condition matter much more.

Resale homes do. From January 2023 to October 2026, 91% of resale condos and 89% of resale houses in our neighborhoods sold furnished.
